In 2024, the average rent in Flanders reached 922 euros per month, reflecting a 6% increase from the previous year.

Brussels stands out with a higher tenant percentage of 62%, compared to 38% homeowners, and approximately 90% of rentals being flats.

Flemish Brabant and Walloon Brabant have also emerged as the most expensive provinces for rentals, with average rents exceeding 1,100 euros.

As a result of this high demand, landlords are raising rents, capitalizing on the popularity of their properties.

In contrast, average rents in Antwerp were around 950 euros, while West Flanders, Limburg, and East Flanders reported averages between 800 and 900 euros.

The average rent for contracts signed in Brussels in 2024 surpassed 1,300 euros per month, reinforcing its status as the most expensive region in Belgium.

Rental prices in Brussels rose by 5%, further solidifying its position as the priciest area for renting properties in the country.

The increase in rents is largely driven by a significant shortage of rental supply, with demand reaching unprecedented levels.

Real estate expert Kristophe Thijs noted that it is becoming common to see over 100 applications for a single rental property.

These price trends were analyzed in the CIB's Rent Barometer 2024, which examined 47,500 new rental contracts.
